Mutual of Omaha Launches Study for New Worksite

OMAHA, Neb – Mutual of Omaha is launching a study to research and evaluate options for a new worksite, Chairman and CEO James Blackledge announced.

“As we look to the future, our highest priority is to remain relevant to our customers, which means we have to attract and retain the best talent to deliver on our customer-focused mission,” Blackledge said. “We want a work environment that better supports improved collaboration, innovation and agility and enables our associates to be at their best to serve our customers for years to come.”

In late 2017, Mutual of Omaha’s Board of Directors approved an initiative to explore a future worksite, Blackledge said. The insurance company’s current headquarters, located at 33rd and Dodge streets in midtown Omaha, was built in phases between 1939 and 1979.

“Our current campus has served us well for nearly 80 years, but it is aging, inflexible in design and increasingly costly to maintain,” Blackledge said. “As a mutual company, we are owned by our policyholders, and we are committed to investing our resources in a way that creates value for our customers. A new state of the art headquarters will help us do that.”

The study will include an analysis of current space utilization, research on employee and business needs, input from stakeholders throughout the community, a thorough review of all options and recommendations on next steps, including location, timing and budget.

Blackledge said the process will be highly inclusive.

“We know how important Mutual of Omaha is to our city, and we’ll make sure we involve our employees, our neighbors, the community and key stakeholders as we make these important decisions,” Blackledge said. “Omaha is in our name and has been an integral part of our history for 109 years. We are not planning to move our corporate presence from the Omaha area.”

Mutual of Omaha has selected two firms to assist with the study.

“Hines has extensive experience in development across all property types, and a pioneering commitment to sustainability,” said Tom D’Arcy, senior managing director at Hines. “We are passionate about working with Mutual of Omaha to deliver the optimal workplace of the future that will fully serve their employees, partners and policyholders.”

Gensler, a global architecture, design and planning firm, will consult on workplace strategy, analyzing current space utilization and employee and business needs to determine future space recommendations.

“Gensler’s multi-disciplinary team of strategists, analysts and planners are excited to collaborate with such a future-forward client in defining a new standard for their industry and an ideal experience for current and future employees,” said Todd Baisch, design principal at Gensler. “We are honored to be part of this team while continuing our work in America’s heartland.”
